How it works
Seven stages. The useful thing about knowing them in advance is that you can tell where a job has stalled, and why.
Walkthrough
We come out and look at the space with you. You will get a straight answer about what is simple, what is structural, and what you probably do not want to spend money on.
Scope and price
A written scope with a real number against it. Allowances are named as allowances rather than buried, so you know which figures can still move.
Design and selections
Drawings where the job needs them, and enough time on selections that tile and fixtures are decided before they hold up the schedule.
Permits
Pulled before demolition. The city inspects at the stages it inspects at, and that sequence is built into the schedule rather than discovered during it.
Demolition and rough-in
The messy half. Framing, electrical, plumbing and mechanical, then the inspections that have to pass before anything is closed up.
Finish
Tile, cabinetry, counters, paint. The part that looks like progress, and the part that depends entirely on the half nobody sees.
Walkthrough and punch list
You walk it with us, write down everything that is not right, and it gets fixed before final payment rather than after.
